100’+ Lots

With a base Frisco zoning of SF-12.5, these lots are allowed a reduced front yard setback of 25’ (30’ to garage face) with 10’ side yard setbacks, 20’ rear yard setbacks and a max height of 3 stories or 50’. 80’ to 99’ Lots

With a base Frisco zoning of SF-10, these lots are allowed a reduced front yard setback of 25’ with 20’ rear yard setbacks and a max height of 3 stories or 50’. Front and rear entry permitted. See Fields PD zoning class Fields Residential 1B for more details.

50’ to 79’ Lots

With a base Frisco zoning of SF-7, these lots are allowed a reduced front yard setback of 20’ (25’ to garage face and 15’ for alley) with 5’ or 0/10 side yard setbacks, 12’ rear yard setbacks (20’ on alley) and a minimum lot area of 6,600 sf. 32’ to 49’ Lots

With a base Frisco zoning of PH, these lots are allowed a reduced front yard setback of 20’ (25’ to garage face and 15’ for alley) with 5’ or 0/10 side yard setbacks, a minimum lot width of 50’ and a minimum lot area of 5,500 sf. 25’ to 31’ Lots

With a base Frisco zoning of PH, these lots are allowed a reduced front yard setback of 5’ with 3’ rear setbacks, 5’ or 0/10 side yard setbacks, a minimum lot width of 32’, lot depth of 55’ and a minimum lot area of 1,760 sf. 22’ to 24’ Lots

With a base Frisco zoning of PH, these lots are allowed a reduced front yard setback of 5’ with 3’ rear setbacks, 1.5’ or 0/3 side yard setbacks, a minimum lot width of 25’, lot depth of 55’ and a minimum lot area of 1,375 sf. 22’ Lots

With a base Frisco zoning of TH, these lots are allowed a reduced front yard setback of 5’ with 3’ rear setbacks, 5’ end unit side yard setbacks, a minimum lot width of 22’, lot depth of 90’ and a minimum lot area of 1,980 sf. Multifamily

Multiplex

Multifamily that is less than or equal to 24 dwelling units per acre on the same platted lot and no taller than three stories or 40 feet. All enclosed corridors in Multiplex projects shall be climate controlled. A minimum of ninety percent (90%) of the required parking for Multiplex shall be provided within (i) a tuck under garage, or (ii) an attached garage (being any garage with direct access to the primary dwelling structure). Fields Urban Living

Multifamily that is equal to or greater than 25 dwelling units per acre on the same platted lot and three stories or greater in height. A minimum of ninety percent (90%) of the required parking for Fields Urban Living shall be provided within a structured parking garage and/or tuck under space. Student Housing

Intended as student and faculty housing for undergraduate and graduate students, faculty or staff of UNT and approved by UNT. A minimum of ninety percent (90%) of the required parking for Student Housing Units shall be provided within a structured parking garage and/or tuck under space.
